A lot of people think roofing and home damage are cold weather problems. Up here in Northern Indiana, we spend plenty of time talking about ice dams, snow loads, and freeze-thaw cycles. And those are real concerns. But summer heat? It does its own kind of damage — and most homeowners don’t even realize it’s happening until a problem shows up.
We’ve been on enough rooftops across the Michiana area in July and August to know firsthand what the heat does. Here’s what you should be watching for.
On a hot summer day in Northern Indiana, the air temperature might be sitting at 90 degrees. But your roof surface? That can hit 150 to 170 degrees depending on the color and material. That’s a lot of heat stress on shingles day after day.
Asphalt shingles expand in the heat and contract when things cool down at night. Over time, that repeated movement causes shingles to crack, curl at the edges, or lose their granules faster than they should. When granules start washing off, your shingles lose their UV protection and deteriorate even quicker. It becomes a cycle that shortens the life of your roof significantly.
Metal roofing holds up better in extreme heat — it reflects more of the sun’s energy and doesn’t break down the same way asphalt does. If you’re in an area of Northern Indiana that gets a lot of direct sun exposure, that’s worth keeping in mind when it comes time to replace your roof.
Here’s something we run into constantly on older homes in the Michiana region — poor attic ventilation. When your attic isn’t ventilated properly, heat builds up under the roof deck and just sits there. That trapped heat accelerates the breakdown of your shingles from the underside and can warp the decking over time.
It also drives up your cooling costs. An overheated attic makes your AC work harder all summer long. Proper ridge and soffit ventilation lets hot air escape the way it’s supposed to, which protects your roof and keeps your home more comfortable. It’s one of the most overlooked things in home construction and one of the easiest to fix.
The roof gets most of the abuse, but the rest of your home isn’t immune. Prolonged heat and UV exposure can dry out and crack caulking around windows and doors, which lets moisture sneak in when the rain comes. Wood siding and trim can warp or split. And if your home has any existing gaps or weak points, summer storms — which hit Northern Indiana hard — will find them fast.
We always tell homeowners: summer is actually the best time to do a walk-around and look for anything that seems off. Peeling paint, gaps in trim, soft spots on the roof, missing or curling shingles — these are all things worth catching before the fall weather rolls in.
If your roof is getting up there in age or you’ve noticed any of the signs above, don’t wait on it. Heat damage is gradual — it doesn’t always look serious until it is. A quick inspection now can save you from a much bigger repair bill down the road.
